By accessing or using Arkon.Deals ("the Platform"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use the Platform.

2. Description of Service

Arkon.Deals is a global real estate investment intelligence platform providing data, analytics, deal discovery, and tools for research and investment analysis across 44 cities worldwide. The Platform aggregates data from public and licensed sources including Bayut, Idealista, Numbeo, and local property portals.

3. Disclaimer — Not Financial Advice

Real estate investment involves significant risk, including the possible loss of principal. Past performance is not indicative of future results. Always consult with qualified financial, legal, and real estate professionals before making investment decisions.

4. Data Accuracy

While we strive to provide accurate and up-to-date information, we make no warranties regarding the completeness, accuracy, or reliability of any data on the Platform. Market data may be delayed, estimated, or derived from third-party sources. Prices shown are indicative and may not reflect current market conditions. Always verify data independently before making investment decisions.

5. Subscriptions and Payments

The Platform offers a Free plan and a Pro subscription at €9.99/month. By subscribing to Pro:

• You authorise recurring monthly charges to your payment method via Stripe
• You may cancel at any time from your dashboard; access continues until the end of the billing period
• Refunds are not provided for partial billing periods
• We reserve the right to change pricing with 30 days' notice to active subscribers

6. Permitted Use

You may use the Platform for:

• Personal research and investment analysis
• Professional real estate research
• Educational purposes

You may not:

• Scrape, copy, or redistribute Platform data without written permission
• Use the Platform for any unlawful purpose
• Attempt to reverse engineer or compromise the Platform
• Resell or sublicense access to the Platform
• Share your account credentials with third parties

7. Referral Programme

Our referral programme awards one month of Pro access for each referred user who upgrades to a paid subscription. Referral rewards are applied as account credits to your next billing cycle. Rewards are issued after the referred user's first successful payment clears. We reserve the right to modify or discontinue the referral programme at any time.

8. Intellectual Property

All content, design, code, scoring algorithms, and data compilations on the Platform are the intellectual property of Arkon.Deals or its licensors. Underlying market data remains the property of respective data providers. The "Arkon Verified" designation and scoring methodology are proprietary to Arkon.Deals.

9. Limitation of Liability

To the maximum extent permitted by law, Arkon.Deals shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Platform or reliance on any data or analysis provided. Our total liability to you shall not exceed the amount you paid to us in the 12 months preceding the claim.

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Federal Republic of Germany. Any disputes arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Hildesheim, Germany. Nothing in these Terms limits your statutory consumer rights under applicable EU or German law.

11. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify active subscribers of material changes by email with at least 14 days' notice. Continued use of the Platform after changes constitutes acceptance of the new Terms.
